Four Important Things to Ask Your Building Contractor

You need to ensure that you’ve selected a reliable and reputable contractor who will get the job done on time and to budget. And with so many building contractors in Sydney, how do you go about finding the best one for you?
We asked one of our local building contractors in Northern Beaches what they would expect to be asked when they’re submitting quotes for a building project.
1. Do You Have a Current Builder’s Licence?
Before you engage any contractor, you need to ensure that they hold a current builder’s licence for your state. Knowing that they have the necessary licences and that they follow current guidelines will give you the confidence you need to ensure that they’ll do a good job.
2. Do You Have the Required Insurances?
As a minimum, your chosen contractor should have general liability insurance to ensure that they will be covered should they cause any damage to your property. If they employ any other workers, they will also need to have workers compensation insurance in place. Without this insurance, you may be liable if a worker has an accident while on your property.
3. Who Will Carry Out the Work?
Some building companies use sub-contractors to carry out either part or all their work. You are entirely within your rights to ask for the workers’ names, skills and qualifications and whether they are subcontractors or employees.
4. What Kind of Paperwork and Guarantees Do You Provide?
No matter how
big or small your building project, you’ll need to have clear and transparent estimates
and timescales before the work begins. You’ll also need to know how the
contractors plan to keep track of the project and how they will keep you
informed of their progress.
This information will help you to keep better records of payments made, work
completed, and deadlines met and enable the project to run more smoothly. Many
contractors offer guarantees on pricing and workmanship together with
warranties on products used. Ask your contractor to clarify what is and isn’t
covered.
If in Doubt; Ask
You may feel uncomfortable asking questions, but a reputable builder will be happy to provide answers and to reassure you that they can do a good job. For this reason, it’s always a good idea to ask them to provide references or to let you see examples of previous work.
After all, it’s your hard-earned dollars, so make sure that you’re entirely comfortable with your contractor before you give them the go-ahead to start on your project.
