  1. Draft Agreement or Sale deed
    If you are purchasing the flat from reputed builders in Mumbai, this would not be that much of a problem. However, if you are purchasing it from an owner it is better to check the sale deed thoroughly. There are some cases in which the owner might have a home loan pending so the sale deed or draft agreement must be checked thoroughly.

 

  1. Occupancy certificate - This is also called as O.C. Whether it is a 2 BHK Flat in Mumbai or 1 BHK flat not having the O.C could lead to challenges while selling the flat in the future. The occupancy certificate signifies that the flat is not having any pending dues or liabilities towards the society.

  2. Flats measurements and survey report - This is also very crucial. Nowadays, it is very important that the construction should be RERA Approved.

  3. Bills - When you buy flat in Mumbai, it is very significant to check if the telephone and electricity bills are on your name. So, ensure that this process goes on smoothly.

  4. Master Plan of the area - Builders usually spread the wrong information through their advertisements. So, the correct square feet has to be checked. Reputed, real estate companies in Mumbai might give you perfection in this case.

  5. Share certificate of the society - This is another crucial aspect to note when buying apartments in Mumbai.

  6. No objection certificate - This is important as in this case no objection certificate or NOCs are required from many concerned departments such as Fire Department and NOC from the state pollution control board as well.
