Real estate is one of the most popular and beneficial business. Almost every business tycoon invests in land, building concentration, residential and commercial plazas as it is profitable to invest. Owning land and converting it into a larger well-designed business is a really major role that doesn’t require investment, but also attention, care, and legal information. Whereas this industry is highly profitable, it can be risky and can result in a big loss.

Some owners construct buildings and instead of selling it out, they rent it. Truly, it is tough to get a fine building constructed, so selling it out is not a good option for some owners and they want their building to remain theirs. Therefore, they rent it to get some profit, and of course, it is a good option. But, allowing strangers to use your property sometimes become a big problem, and for dealing it you need a lawyer or paralegal. Also, it is risky and panics to allow some strangers to live in your property as strangers can’t take care of the property as you can do.


1.     Late or Partial Payment Problem  

Late or partial paying is the most common problem for landlords. If you have a rental property, then you are surely going to face this problem as almost every tenant delays in payment. Since this issue is panic, you have to deal. The wise landlords make it clear at the time of lease signing before allowing tenants to use the property. They make it clear that there must be late payment penalties to pay. You can say this while renting, but remember to deal with friendly manners.

But no matter, how well you protect yourself, that late payment is a common problem. However, it is your responsibility to make everything clear before allowing, but if still, the late payment is arriving you should use a rigid, legal way to deal because if you give an inch relaxation to them, they will take a mile. However it is not a serious legal issue, you should consider consulting with a paralegal, it will cost lesser than a professional lawyer.

2.     Property Damages

Right after late rent, property damage is another panic and serious issue. From the doors to the cupboards, tenants don’t leave anything, and why they would as it is not their property so they don’t care. If your tenant has the pet, things get worse. In case of serious damage, you should wait until the tenant’s request. And, don’t forget to make that request in writing, so that you can keep it as a record. After maintenance on your own, send the bill to the tenants. Sometimes, tenants are as bad that they will refuse to pay the bill, and in this case, you should get advice from paralegal for landlord and tenant who has good legal knowledge about rental property.

3.     Constant Complains

Some tenants barely hear. Others are constantly calling, making an unreasonable request after another: the lights aren’t working perfectly right and there isn’t enough hot water, a stuck door - and so on. There are even calls about the simple things you would expect them to simply deal with or that rent requires that. The legal act can be taken with the advice of paralegal.
