Common Mistakes When Buying Office Space

Many times, this core factor is a pro-rata share of the elevator shafts if there is one, some of the main lobby, the closet the janitor uses, and other common space that is shared by the others who have office space in the building.  Another example is if the company that owns the building where you are considering purchasing office space has a core factor of 20%, on a 2,000 square foot office space, you would only have 1,600 square feet that is usable.  Always check to see what the actual usable square foot is when looking at office space for sale Kolkata before buying because it may not be as much as you need.

Another mistake is not having a design on paper to see if it would fit in the office space you are looking at.  You want to be able to layout the office to see if what you envision will fit into that space.  You don’t want to purchase office space and then find that it is overcrowded when you get all your furniture, file cabinets, or whatever you are putting in your office space.  You also want to make sure that what you are purchasing will give you enough room for future growth.

Before you decide to purchase the office space for sale Kolkata that you are looking at, find out of there are any limitations or restrictions with parking.  You want to make sure that there is adequate room for your clients.  If you are buying an office in a building, ask if each office is assigned a certain number of parking spaces.  Also, check to see if there are any handicapped parking spaces. 

If you are buying office space in a building, ask how you can advertise what you are utilizing your office space for.  Find out if any particular signage is prohibited.  Will there be an area on the building for signage and if there is a plaque inside the building, how do you get your name on it.
