No wonder, now in his late 60s, he is cursing himself for his follies in not giving a serious thought on possessing own property despite being a Delhiite for over 25 years and good amount of earnings in the past. And today, although he has managed to land in a job, he has to travel for over two hours to his work place by mixed modes of buses and metro from an isolated corner in north Delhi because of his earlier spendthrift nature.

 

Let alone the above true story, with an essence of savings as habit, there is a possibility for one to buy 2 BHK flat in Colors Krisha Heights in Dwarka. However, after ascertaining the prevailing rates etc. such aspirant house hunters must bear in mind the following aspects while buying the property, particularly if it is a project of a private real estate developer:

 

  • The land on which the property is being constructed is not under any legal dispute and the title deed is clean, free from encumbrances
  • Ensure the builder has taken all the necessary approvals from authorities like the DDA and MCD to undertake the construction of apartments
  • Previous track record of the builder’s punctuality in the completion of projects and handing over the possession
  • Hidden charges, if any and also about the specifications of total area – carpet and built-up

 

At the end of it all, get in touch with buyers of other flats in the project to ascertain modalities of regular maintenance in the future including formation of a co-operative society as per prevailing rules and regulations.
