Suitable Fire Safety Risk Assessment for Residential Property Management Companies and Landlords

Residential Property Management Companies and Landlords in London and Manchester are responsible for ensuring that there is ‘suitable and sufficient’ Fire Safety Risk Assessment for their Building.

 

The new Fire Safety Act together with the Regulatory Reform (Fire Safety) Order 2005 are increasing pressure on Responsible Persons to ensure that the Fire Safety for their Building is meeting all necessary requirements.

 

Gone are the cheap Fire Safety tick box checklists – now a more in-depth Fire Safety Risk Assessment is required carried out by an accredited Fire Safety Risk Assessor.

 

Tenants and Leaseholders are within their right to ask to see the Fire Risk Assessment for their Building as it is their safety that is of paramount importance.

 

Finding an accredited Fire Risk Assessor is a little easier now as may questionable Assessors have left the field after the impact of Grenfell Tower. However, it is up to the Responsible Person to ask the question when appointing an Assessor.

 

After an in-depth Fire Safety Inspection is carried out a ‘suitable and sufficient’ Fire Safety Risk Assessment will be prepared. The following ‘parts’ are required to satisfy the Regulatory Reform (Fire Safety) Order 2005

 

·         Fire Safety Risk Assessment Report

·         Fire Safety Management Action Plan – Significant Findings

·         Fire Safety Policy

·         Fire Safety Emergency Plan

There are some Safety and Fire Protection Companies in London and Manchester that do not supply the Fire Safety Emergency Plan – so it’s up to the Responsible Person to ask why not! Some will charge extra for this service, but it should be included in the price if they are offering a ‘suitable and sufficient’ Fire Safety Risk Assessment.

 

Once the Fire Safety Risk Assessment is completed it then becomes the responsibility of the ‘identified’ Responsible Person to ensure that the Fire Safety Actions are completed, and their Fire Risk Assessment is kept up to date. This is imperative as if there is an incident of Fire the Fire Brigade will ask to see the Fire Safety Risk Assessment and so will the Insurers!

They have been established for over 15 years and all their Fire Safety Risk Assessors have qualified with the Institution of Fire Engineers the Fire Protection Association and CS Todd Associates. They are also members of the Institute of Fire Safety Managers and are on their Register of accredited Fire Risk Assessors. They are fully insured, and all their Assessors are retired Fire Brigade Fire Safety Officers.
