Residential Property Management Companies
and Landlords in London and Manchester are responsible for ensuring that there
is ‘suitable and sufficient’ Fire Safety Risk Assessment for their Building.
The new Fire Safety Act together with the Regulatory
Reform (Fire Safety) Order 2005 are increasing pressure on Responsible Persons to

Plan – so it’s up to the Responsible Person to ask why not! Some will charge
extra for this service, but it should be included in the price if they are
offering a ‘suitable and sufficient’ Fire Safety Risk Assessment.
Once the Fire Safety Risk Assessment is completed
it then becomes the responsibility of the ‘identified’ Responsible Person to
ensure that the Fire Safety Actions are completed, and their Fire Risk
Assessment is kept up to date. This is imperative as if there is an incident of
Fire the Fire Brigade will ask to see the Fire Safety Risk Assessment and so
will the Insurers!
