During the month of August there were 58 homes sold in the Windermere Florida community.  Purchase prices for these homes ranged anywhere from $88,000 to $ 3.3 Million.  This is a great indication that all price points are seeing activity. The Reserve at Butler Sound holds the spot this month for the most expensive property sold in the Windermere Fl Homes market.

One of the most popular neighborhoods for housing activity this month was Keenes Pointe contributing over 15% of the August sales.

There are currently 512 homes for sale in Windermere Florida and an additional 212 that are under contract.  While many argue that housing prices haven?t reached the bottom, it is safe to say that we have a healthy cycling of inventory.  There was a time when the average days on the market was considerable longer and the sale to list price ratio was much larger.  These are all factors to consider when analyzing the current state of the housing market.  There are still a good number of bank homes that are entering the market as well as short sale properties.  These often times offer the best opportunity for getting a great deal.  We are seeing also that where short sales were taking anywhere from 4-10 months to get approved in some case, now things have become much quicker.  Our last short sale was approved in 17 days and closed 30 days later.

It is a great time to purchase a Windermere Fl Home For Sale when taking into account the fact that just 3-4 years ago these homes were selling for twice what they are today.  A added bonus would be that the interest rate you can obtain today on a 30 fixed mortgage is over 2% lower than that of which people were getting in 2006.  We are seeing that increasing numbers of home buyers are getting off the fence and into homes of their own.  People are looking to capitalize on the low interest rates and great home values.  Over the course of your 30 year loan period the interest rate has a much larger financial impact on what you will pay than the purchase price.
