There is no question that we are experiencing the worst economic times the great depression. If it had not been for some extreme government intervention, this economic morass could have been a repeat of that 1929 tragedy. The ordeal with the economy and housing has reached the small screen as we are witness to a great variety of what is called reality television programming these days, and some of the popular ones involve rebuilding homes for needy families, buying older homes and adding value for resale, and working within a budget to gain an edge in selling existing property. All of them have a common denominator; improving the looks of our home from the outside.


Even without all this attention provided by the media, we were aware at a visceral level that anybody trying to sell a home has to be sure the outside looks great. As any frustrated car salesman will tell you, the engine can be in perfect condition, the transmission, brakes and electronics all tuned to perfection, but if the paint job is ruined, the car just will not sell at value. Homes are the same way, people need to feel good about the house from the minute they see it, except for those few looking to take something run down and improve it.


Buying a home is a tedious process, but it is one that we instinctively know we have to suffer through to find the right place. We do our homework; collecting the myriad brochures and listings and spending hours online trying to see as many places within our range of desirable features and prices as possible. But after we have done all this work, as visual and tactile creatures, we usually can not resist the desire to drive to the few that made the top ten percent of our list to get a furtive free glance free from the enticements professional realtors or avid home sellers are sure to try and distract us with.


When we arrive at the potential property, we immediately begin assessing the place. We check out the front, the roof, the siding and event the condition of the driveway and sidewalk. We are eagerly drinking in as much information as we can gather with our senses. Despite our knowledge that we could change it on a whim, not only the condition of the paint job, but even the color scheme is food for thought and part of our assessment.


Thus, without our consciously willing it to be, the way the exterior of the home appears to us becomes a disproportionately large factor in our decision making process. Certainly no one decides which house they are going to purchase based on the way it appears on the outside; that would be very unwise. On the other hand, many have eliminated homes from the list of potential interest based on the way it looks externally.


Because of this unusual portion of the home buying and selling process, it has become very important to the seller to get the exterior of their house in order early. It is ironic that we might live in our home for many years, even a decade without repainting it, and then as we get ready to sell it, find ourselves frantically seeking a reasonably priced professional painter to improve the appearance of the home. While it may reduce the profit we could get from the home, it is a sound investment.


The way your home looks from the street has a very good chance of being the make or break point for a new buyer, regardless the fabulous features of the inside of the home. Potential buyers and investors are first and foremost people, and we believe what we can see more than any thing else. All the marketing brochures in the world will not sway a buyer who finds the exterior of the place unacceptable. This is why the value of a professional landscaping contractor can be worth so much more than they cost.
