1) Search Engine Directories - e.g. Google Directory
Start broad and dig deep. Choose from popular topics and then narrow down your search to find obscure sub-niches which have a small population of followers. Remember, there must be a need(not want) for the niche. Use common sense to figure out what people are desperate for versus what people can live without.
2) Magazines At Your Local News Stand.

Type in the exact key word phrase you are looking for - i.e. "how to date your boss". Look at the search results on the first page. Check their page ranking (use the Google Toolbar). If they have a page rank of 2 or lower, chances are you can easily beat them in search engine optimization. Also, check to see if there are any Google Ads on the sidebar or on top. If there is, people are probably advertising for the niche you are targeting.

Try to research trends you think will be profitable and certain times of the year. For example, if Valentines Day is coming up, you can expect many desperate single people to want to find a date. That is the best time to capitalize on the dating niche. Of course you should not start only in February, build your fortress for that golden moment where you can make some serious money. Use Google Trends to search terms for niches which you think may follow a certain trend.
