It’s the time from Thanksgiving until after the New Year, when sales dwindle
nationwide. The market typically drops
and interest fades as everyone seems to be preoccupied elsewhere. People are spending quality time with their
families, traveling, attending holiday parties and frankly, spending their
money on all of their holiday shopping lists. Here’s a little secret if you want to become a
good land investor: Now is the perfect time to buy land! Here are some great reasons why:

This time of year, loan terms can be very favorable for buyers. During this slow time, lenders are competing
for your business, and are much more likely to negotiate financing and loan
terms. Sometimes you are even able to
have fees waived or have basis interest points reduced. And having fewer customers in the market
means less paperwork for title companies and lenders alike. This means your closing can be processed
faster and more efficiently!

Buyers have many more opportunities to score some major deals. With fewer buyers to contend with, sellers
are commonly forced to lower prices on their land. Large scale sellers will cut prices on their bulk
lots, and new land in their portfolio will be priced low to compete with
everything else out there. This means
you can be the first to see what’s new on the market, and still get it at the
best price of the year! With less competition, you won’t find yourself in many
bidding wars, in fact you might be able to negotiate prices with the seller,
and get yourself a truly great deal!

During these cooler months, depending on what part of the country you’re
in, the weather can be very cooperative for being outdoors and looking at land.
For those of you in Florida and other areas of the South, temperatures are
perfect. It’s an ideal time to pursue
land in these areas. And for people in colder, winter climates, it’s typically
easier to slip on some warm boots and add a few extra layers, than it is to
shuffle around vacant lots during the hot humid months of summer.

with gnats and mosquitos. Also pollen
and other outdoor allergens are much lower.

definitely the time to buy.

If you are buying in a cooler climate, fall and winter are excellent
times to see the lay of the land. The
leaves have fallen from the trees, extending your views. In climates with snowfall, having a little
powder on the ground allows you to better see the land features. The snow will act as a bit of an outline,
allowing you to easily see the level of the land. Geographic features will be highlighted, such
as rock formations and streams. This is
a great time to assure roads will be accessible at all times of the year.
