Demand for offices and commercial spaces to grow in Bopal - Ahmedabad

In the past few years, demand for commercial properties in Bopal mushroomed, thanks to its connectivity to Ahmedabad, the already established commercial city. Formerly a tranquil rural community, Bopal is today a thriving urban residential hub. Bopal was incorporated into the Ahmedabad municipality in February 2015. The region was previously governed by the gram panchayat and was mainly undeveloped. Due to its proximity to the bustling IT core, infrastructure construction began in the area in 2012–2013, and developers began considering it for home development.

Besides housing properties, Bopal is also a thriving under the commercial space. There are many small and mid-sized companies having their base. Over the next few years, the growth rate of commercial properties in Bopal is set to increase more.

Better Connectivity of Bopal- Ahmedabad

One of the reasons why commercial spaces in Ahmedabad Bopal are rising is because of the connectivity between the two. Sardar Patel Ring Road passes through Bopal. Since it has the close proximity to important job centres like Prahlad Nagar, Sanad, etc., the demand for housing and commercial space in this area is high. In addition, the future Rajiv Nagar metro station, which will connect Bopal to the rest of the city, including Sabarmati, Motera, and Vastral Gram, is only 5 kilometres away.

Another major highlight behind the increase in demand of commercial properties is the availability of the buses operated by the Ahmedabad Municipal Transport Service (AMTS). Compared to Gota or any other adjacent place where bus services are infrequent, it is simpler to commute here.

A Self-Sufficient Neighborhood

Just like Ahmedabad, Bopal is now a self-sufficient neighborhood with corporate offices, housing projects, international schools, pharmacies, etc. Moreover, South Bopal is an upscale neighborhood and is the home to many business executives and senior management.

The Bopal-Ambli stretch, which is likewise recognized for its upscale offers, is currently developing a lot of upscale office and retail complexes. Due to the advantages of the suburbs, like the BRTS facility for office workers and the additional FSI that has allowed for residential and commercial buildings, these are some of the most expensive options in the suburbs. Moreover, there are some new shops and showrooms at Bopal coming up in different areas.

Ahmedabad - The Rising Economy Hub of Gujarat

Ahmedabad, on the other hand, is also the hottest commercial spot. From multi-national companies to local ones, there are promising commercial space built around. The development of commercial-cum-housing space has pinched the property rates in Bopal-Ahmedabad.

The corporate community and a sizeable segment of the NRI diaspora have historically supported Ahmedabad's economy and the real estate market in particular. This will still be the case because Gujarat continues to be a growth engine for India. The Delhi-Mumbai Industrial Corridor, which will serve as an economic corridor for India's future growth, also has a crucial node here. Additionally, the government has reduced the overall cost of stamp duty. However, it keeps fluctuating. The same stamp duty rate used to be 5% in large cities, but this decrease will encourage for more commercial projects in Ahmedabad.
