ADUs are a great option to accommodate family members and make long-term property improvements. However, since creating a home in your backyard requires a large financial commitment, you shouldn't entrust it to just anyone who claims they can complete it quickly. So, it becomes common to hire an ADU contractor as they will take care of every process. Here are the lists of signs of a bad contractor:

No license or license violations

Inadequate qualifications are among the biggest caution signs for contractors. A top priority on your list should be to confirm that the contractor is qualified to perform the service you have hired them for. You should be cautious if they lack a licence. Checking the status of contractor licences is possible online in the majority of states.  

Not enough references from your builder

You can tell if a business hasn't satisfied clients or isn't able to finish projects on time or within budget if it can't give you references from previous jobs or customer testimonials. Anyhow, look for a contractor who has a strong client retention rate and is honest about the referrals they have received. Never be afraid to do this research on your own by looking up the company's website or other review sites, or even just by asking about it.

Request for Full Payment Up Front

California is one of the popular cities for ADU buildings. People that want cash up front without a contract or any works finished are another red flag of a bad contractor. You shouldn't work with them going forward. Usually, you will need to pay some money upfront to the attached dwelling unit in California. As a down payment or for materials to start the job, it can be a percentage. The payment and payment terms will be subject to negotiation with a good contractor.

A construction partner could cause a lot of problems. Speak up clearly which is good for both of you. Make your voice known, and establish clear expectations and channels for communication. Change your contractor if you notice any of these signs.
