Tips to help you figure out how to sell your home fast!

Here are seven tips to help you figure out how to sell your home fast.

1. Boost Your Curb Appeal

First impressions are highly important. Which is why your house needs outstanding curb appeal.

When you want to sell your house fast, Curb appeal is important. It is the art and science of improving how your house looks when buyers pull up to the curb. It colors their immediate reaction to your home and how they think of your home when they first step through the door.

A big factor is your landscaping. Has your lawn been mowed? Are the weeds gone? How do your flower beds look?

Then, there’s the house itself. A fresh coat of paint, clean windows, and a clean roof are all good for improving curb appeal. If you need more DIY curb appeal ideas, check out this post.

2. Freshen Up Your Interiors

From there, apply that same freshening fervor to your interiors.

The best way to start is by walking around your home with a critical eye. Pay attention to even the smallest details, like the flooring and the walls.

For example, do your walls need a fresh coat of paint? If you’re already going to the trouble of professional staging, now is the time to buy paint. Warm neutrals are your best bet–bright or bold colors can spook more conservative buyers.

You should also take a look at your flooring. Have the kids or the dog torn up your wood floors? If so, it might be time to get them redone.

3. Play up Space

One of the most overlooked staging tips is playing up space.

Many buyers complain about a lack of storage space in a home, even if the house does have a lot of storage space. Fortunately, you can correct this with a small optical illusion.

Start by taking about 50-60% of your clothes out of your closets. Store the removed clothes out of sight. Then, distribute the remaining clothes.

It shouldn’t be totally empty–having your clothes spread out like this makes it seem like there’s more space than there actually is.

Use this same trick on the rooms of your house. Take out accent furniture and redistribute your furniture layout so that rooms appear to be more spacious.

4. Take the Home Out of Your House

One of the most important things you can do when selling your house is taking the home out of your house.

In other words, you need to depersonalize your home.

While a buyer wants to envision this house as a home, they don’t want to envision it as your home. It’s difficult for them to imagine what their life will be like in the house if they keep running into reminders of your presence that disrupt the illusion. Then they’re distracted, snooping, and a bit uncomfortable.

Before a buyer sets foot in your house, strip away any items that personalize your home. This includes family photos, personal papers, mail, personal trinkets, and family heirlooms. You should also remove anything overtly religious or political and any holiday decorations.

5. Get Professional Photos

If you aren’t skilled in photography (i.e. a professional photographer) then you need to hire a professional to take your photos for you.

Photos on a listing are the first thing a buyer sees of your home and they make or break the buyer’s decision to look at the house. Good photos don’t just make your house look great–they highlight the house’s best features and make the house look warm and inviting.

6. Price It Right when selling your house fast

Look, we get it. You want to make money on your home sale. It will help you pay off the mortgage and maybe get some money for a new down payment.

Here’s the thing: it doesn’t matter what you paid on the house. What matters is the market at the moment you’re trying to sell.

You can put whatever price tag you want on your house. But if you price it too high for your target market, you’ll never be able to sell it.

We’re not saying you should underprice it for a fast sale. We’re saying that you should be realistic in your expectations.

7. Hire a Cash home Buyer

Finally, you have to make a choice between putting your house up for sale by owner or hiring a real estate agent.

In some ways, managing your own sale simplifies things. It lets you control the process and meet with buyers personally. It also allows you to keep all the proceeds from the sale of your house.

That said, hiring a cash home buyer can also make your life easier. A real estate agent knows how to prepare your home for sale in every regard and has time to dedicate that you simply don’t.

If you decide to sell your home fast and decide to hire a cash house buyer Los Angeles, do your homework on good real estate agents in the area.
