Three Reasons to Make Home Repairs before Selling

by Kristen White Blogger
One of the best ways to sell a home is to have professional pictures taken of the interior and exterior to give potential buyers a visual to look at and make them want to visit for themselves. It’s easy to take the approach that you are selling so regular yard maintenance can be put off to the side but don’t let this go.  First impressions are critical in this process and when buyers drive up to the home the last thing, they need to see is an unkept yard with grass that is too long and shrubbery that is taking over. Make the investment to have patchy spots sodded, tree limbs trimmed and the grass watered so that everything looks its best.

Corona del Mar homes for sale move quickly on the market because of their location but also due to the interior beauty that each of these has. When you hire a top realtor to help sell the home, they will do a walk-through and point out areas that should be fixed and corrected before any showings. These defects, even if they are minor, can affect the sale of the home because of the risk in turning buyers away. Before putting the house on the market, do your own walk-through as a ‘buyer’ and identify areas that stand out to you and then fix those first. Little things such as painting a room a neutral color instead of leaving your child’s favorite shade, repairing carpets or having them professionally cleaned and fixing holes in the wall can make a difference in how the room looks to a buyer.

Every home requires major repairs or replacements at some point but deciding whether to do this before you sell the home or let the buyer handle can be tricky. Appliances, roof and air conditioning unit are three top areas that can be expensive for someone to replace but they can also make a difference in how much the home can be sold for. In some cases, they can be used by the buyer to negotiate a lower price because they know they will have to put the money into the replacement right after closing. This might be acceptable to the seller who would rather take the lower amount than deal with the process but if you are looking to get the most from the sale then it’s worth discussing with the real estate agent to get their professional recommendation. Check out the Newport Beach homes for sale and see what they are priced out to determine if your home is able to meet that range based on its current condition.

All homes have their quirks and unique characteristics but as a seller, take the time to look critically at your home and decide whether this is something you would consider buying ‘as is’ and what price you would pay. The realtor’s job is to represent your interests so listen to their advice and make the investment with changes and enhancements that will deliver the results you want and set you up for the move to your new home.
