Solid Wood House: how the project budget is made

defined by m², for solid wood houses, the budget is different. We use a complex
calculation in which the price becomes fairer for the client, as the size of the
house is not directly proportional to the investment value.
For each project there is a
different value, which is based on the consumption of materials used in the
work and not just on square meters. Each quote is made independently, whether
for the projects in our catalog or for a customized floor plan with custom home builders Portland Oregon,
the calculation method is exactly the same. All project characteristics will be
taken into account, all elements and materials of the work, so the total value
of the work becomes fairer.
For example: if a work has 200m², and only one
room, it will have fewer walls, and use less materials. However, if the house
has 200m², meters and five bedrooms, it will require more walls and more
materials, thus, it will cost more. This type of situation is not possible to
assess when using the traditional calculation per square meter.
What is
considered in the budget for solid wood houses?
At this stage, we survey all the material to be
used, and then present a budget to the customer. All construction items are
evaluated to prepare the budget, including:
● Walls : the amount of wood needed is evaluated,
stretch by stretch, considering up to the slope of the wall close to the
ceiling.
● Frames: the number of windows and doors and their
respective models, type of hardware, etc. is evaluated;
● Labor: it is calculated considering the total
size of the house.
In this pricing model, buildings with the same size
(in m²) can occur, having different values, which vary according to the
consumption of material in each one. The less material, the lower the value of
the house.
In this way, the final value of the house becomes
fairer for the client, being lower in simple projects and higher in complex
projects. Although this method of calculation requires more from the company's
engineering team, and more service time to generate the budget for each
project, it is possible to arrive at a fairer value on top of the plant, for
each client.
Each construction element is considered, from the
basics, such as walls, to finishes, floors, coating, tableware and the
electrical part. In this way, the value of a simpler project will be smaller
and a more complex project will be greater – something that does not happen in
pricing calculations based only on m².
