by Samantha Turkle Realty Consultant

Northeast Los Angeles is full of an assortment of communities and neighborhoods and each have their own unique personality. Each one varies in population and demographics and personality that allow those looking to purchase homes in those Los Angeles neighborhoods to find their perfect fit for a home.

Highland Park is a hilly neighborhood located along the Arroyo Seco freeway in the San Rafael Hills. Highland Park is one of the larger communities in Los Angeles consisting of almost 57,000 residents. The neighborhood is less than 4 square miles, meaning that there is an average of 17,000 people per square mile. The average age of Highland Park citizens is 28, making Highland Park one of the “youngest” cities in Los Angeles. Highland park is ethnically diverse with the largest ethnic population being Latinos. Highland Park real estate has been a hot commodity in the past few years and gentrification has taken hold.

Hermon is a small district in Los Angeles located Arroyo Seco freeway and South Pasadena. Hermon is only half of a square-mile making it one of the smallest communities in Los Angeles. Hermon is primarily a residential community, but it does have a small business center on a central street with charming shops and cafes. Despite it’s small size, Hermon has two schools and two city parks. One of the city parks is an off-leash dog park where families can enjoy watching their dogs play through the park.

Lincoln Heights is a small community, which sits on the east bank of the Los Angeles River just west of El Sereno. Lincoln Heights is one of the original neighborhoods in Los Angeles, so many of the buildings have a classic feel. The population consists of low-income youth that are predominantly made up of Latinos and Asians. Lincoln Heights is approximately 2.5 square miles with 27,000 residents.

Montecito Heights used to be considered “East Los Angeles”. Montecito Heights is fairly small with a population of 17,000 people. Montecito Heights sits on the hills that separate the Los Angeles Basin from the San Gabriel Valley. Residents of Montecito Heights enjoy beautiful homes with mountainous scenery with the luxury of being a short freeway drive away from Downtown Los Angeles.

Mount Washington is a neighborhood located in the San Rafael Hills of Northeast Los Angeles. Mount Washington is not as densely populated as other areas of LA. It has about 13,000 residents in its 1.85 square mile radius, providing about 7,000 residents per square mile. The average age of Mount Washington is 33 with mostly Latinos and whites. Mount Washington has many homes located on beautiful hills with unique architecture. Mount Washington is located next to the Arroyo Seco and California 2 freeways. Mt. Washington homes have been in demand and home values in that neighborhood have skyrocketed.
