How Building Information Modeling is Transforming Construction?

by Tejjy Inc CEO

One of the largest industries globally is the construction industry. However, this industry has received a lot of flak in recent years owing to inefficiencies such as delays, unexpected expenditures, etc. BIM has transformed the construction sector by offering efficient methods and enhancing productivity.

These are some of the major impacts BIM has had on the construction industry:

Any construction project has several elements such as suppliers, engineers, architects, builders, workers, etc. associated with it. The conventional methods employed by the construction sector entailed the exchange of information between these elements in the form of tables, graphs, and drawings that were documented. This method was vulnerable to inaccuracies due to human errors. Besides, it was time-consuming and tedious and cost-intensive. BIM addresses these shortcomings of the traditional methods by offering a digital representation of construction models. This system delivers results in less time, saving money, and reducing errors due to manual processes by automating them. Besides, it also makes any rework on the design easier.

One of the critical factors for a construction project to be completed without a hitch is seamless coordination between the various entities involved in the process. Coordination was a point of concern in traditional methods. This not only led to delays in construction but could not address conflicts as well. BIM offers a digital platform for all stakeholders right from the project managers, AEC professionals, MEP professionals, clients to collaborate. This not only saves time throughout the lifecycle of the project but also helps manage conflicts during the pre-construction stages itself avoiding chaos at a later stage.

The traditional construction methods suffered a drawback that once the project started no further changes could be made in the design. BIM offers visualization of the structure in the form of a 3D model. The various design features and data points are available in real-time and changes can be incorporated at any stage during the project lifecycle. Also, the model provides the impact of those changes on other design features. All this information can be accessed by various stakeholders in real-time enabling them to take measures required as a consequence of these changes.

Logistics management in a construction project is another critical area of concern. Inaccurate assessment of materials required, improper workflow, etc. impact the project adversely. The BIM model facilitates clear workflow design along with an accurate estimation of labor and material requirements.

Construction activities across the globe are rising at a rapid pace. And, the traditional construction methodologies employed have negative impacts on the environment besides raising energy concerns. BIM resolves these issues facilitating sustainable construction methods and energy-efficient buildings. Further BIM also minimizes the energy consumed during the construction process and for maintenance of the structure.

It is due to these benefits of BIM that government mandates for BIM across the globe are increasing.

Given these factors, it comes as no surprise that the global BIM market size which was valued at $5.20 billion in 2019, is projected to reach $15.06 billion by 2027! (Source: Allied Market Research)
