Four Things to Know about a Home Inspection Report

A home inspection report is a detailed analysis of the building’s interior and exterior components including roof condition, appliances and systems operation, plumbing assessment and other areas inside and outside. It should be performed by a certified home inspector and while the buyer is generally the party that hires (or requests) this action to be done, sellers can get ahead of the process and have one performed before they put the home on the market.

Buyers should use the home inspection report as a way to protect themselves from unexpected large expenses like having to replace a roof or air conditioning unit within the first year or couple of years.  Most walk-through early in the process can identify obvious issues which can then be discussed and negotiated between the parties; however, the inspector looks deeper and will typically spend a couple of hours at least checking the various areas and items on the list.  

This report should be carefully reviewed by the buyer so they can determine if the home meets their expectation or if there are problems that would halt the process. Sellers may consider hiring a home inspector on their own before putting the house up for sale to help them identify easy corrections that can be made or large issues that they were unaware of. It is in the seller’s best interest to make as many corrections and updates as possible so that the buyer’s home inspection will be minimal and contain no surprises. If there is an expensive replacement that the seller does not want to take care of then they can disclose this upfront so the buyer is aware of the issue and avoids hassle later on in the process.

If you purchased a home without having an inspection performed then it is a good idea to have one conducted immediately so you can get an honest evaluation of its current condition. This will allow you to know what repairs need to be done and you can schedule them when it works within the budget and calendar.
