Consider a land for sale in Chennai with a site visit only!
Many marketing gimmicks expose real face of builders. Chennai is already appealing to many buyers to invest in real estate, be alert to certain tricks. In the name of retirement homes, you may be duped. Not all builders are tricky. Reputed builders who have a long standing in the market for decades will not fool buyers and jeopardize their business in the region. When you consider a land for sale in Chennai don’t forget the site visit to the place. There is much more you ought to know.
Don’t be pressurized to sign on site
There is a trend among some developers is to entice people for a site visit with their checkbooks. It is one thing to go into a restaurant with a wallet in the pocket and quite another thing to carry a checkbook for a site visit. A reputed builder who has confidence in the land will not force potential buyers to pay a signing amount on site. A site often means that the developer is genuine. But at the same time it does not show any reason for signing a check unless the project has under construction homes. If you noticeother projects in a particular area visit them. Try to seek those properties also for comparison. If the genuine developer’s offer is better then go ahead and consider paying a downpayment. Seeing an empty land is not a promise. A sample plot, which has been made into a home, offers a better insight.
Don’t get conned
Speak to a property consultant if you wish to see a land for sale in Chennai. When you speak to an advisor who does not have any interest in the deal you may get some genuine advice. Considering the current trends in vogue in the city and around it, keep an eye for:
1. If a salesperson insists on a checkbook related site visit, then avoid it. You should have the liberty to decide and without any down payment strategies.
2. If the salesperson insists on a discount on the ‘particular day’ the checkbook is bought then don’t touch the deal. A land deal takes time. It is a financial and emotional decision. It cannot be forced by sales talks.
3. Reliable owners and developers don’t indulge in ‘one day discounts’.
4. If the developer promises more amenities than the neighbor’s project don’t believe. It is a ploy to sign up a land for sale in Chennai. It may not be a good idea.
5. Same segment projects have similar pricing.
6. Look for all deeds and clear titles. It is crucial as much as the site visit.
Do builders ask for reduction in cancellations?
If you have singed on and need the down payment back, most developers will have a cancellation fee. Do ask about it. If you need to cancel the booking ask clearly about damages or reduction cost of the fee. Keep in mind not to sign on site no matter how persistent they are.
