CAFM vs IWMS: Which One Should You Pick?

by Tech Geekk writer
What any successful business will tell you that being a sensation in the corporate world does not come easy. It necessitates careful planning and execution. And there is one more thing that helps make successful business: Modern technology. Now, any company today has access to a world of advanced technologies and tools to assist their endeavors. However, there are some that almost always figure among the top priorities for companies; case in point Computer Aided Facility Management (CAFM) and Integrated Work Management System (IWMS). Does that mean you need both of them? Nope, you only have to pick one. Unfortunately, that can be quite a challenge.
But we are here to help. So, let’s get started.

First up is CAFM — this is a software that helps companies keep an eye on and manage their buildings, storage facilities, and another real estate. Now, IWMS — this software’s scope is a bit wider and management of facilities is only ONE part of its entire portfolio of features and functionalities. Now that we have the basic definitions out of the way, it is time we take a deep dive, i.e., compare these two solutions based on factors that are vital to most companies and businesses.

  1. Organization size: One of the first and critical deciding factors, the size of the organization, plays a crucial role in deciding how well a solution can assist the company. With CAFM, businesses that have relatively small scale operations or those that are looking for an individual solution with restricted functionality for a site. IWMS is ideally suited for larger organizations with at least 2 million sq ft of real estate to tend to.
  2. Coverage area: The next consideration of everyone’s mind should be what the solution can help with. Do you want something only to manage your facilities? Then go for CAFM without a second thought. But if you also need other functionalities like lease management, energy management, asset maintenance, and more, then you should opt for an IWMS offering.
  3. Platform: The solutions compatibility with platforms is also a critical consideration. Of course, every company has its own set of platforms that it uses or perhaps intends to add more in the future. And if your solution can’t work with the platform used across your business, it is immediately rendered an excellent choice. So, if you want something that can be run on a variety of platforms, then CAFM is the best option for you. However, if you are okay with something that can operate on just one platform, then we recommend selecting IWMS.

While both CAFM and IWMS are individually two very robust options, the truth remains that their usefulness is bound to vary based on the context of the company’s requirements. Some companies even use a mix of both to have access to a dynamic range of abilities. Nonetheless, in the end, the decision between picking CAFM software solutions or IWMS should only be driven by the company’s unique requirements and expectations.
