Your first home is one of the most exciting parts of your life. However, it's not always a purchase that every adult is ready for. Let's take a close look at how to know you are ready to purchase your first home.

Stable Career

First, a homeowner should have a stable career and source of income. It's a very big mistake to take on an excessive amount of home loans and hope to pay it all back without a stable source of income. Evaluate your job and how it might develop in a few years. Do you have enough money now? Will your role change in the company? In essence, you want to be able to predict your financial situation as well as possible. If things are still unknown, you might want to hold off on that real estate purchase until things pan out. On the other hand, if your finances aren't enough to begin with, a home of your own is certainly premature. You also need to have enough for a good-sized down payment. Keep in mind that you want to be prepared for the worst case scenario. If something goes wrong, selling the home for cash shouldn't be on your mind.

Stable Family

Similarly, a homeowner should be in a stable familial situation. There are certainly no right or wrong answers. You can plan to live by yourself, with your boyfriend or girlfriend or with your spouse and children. All of the above can work, but you need to have some idea of how many people will be in your household. You might be looking at a divorce or marriage in the near future, and the house will need to shelter a different number of people. There isn't a specific size of a home that fits all, so this is an important factor to consider. The last thing you want is to put forth a massive payment on a two story home for only yourself.

Physical Attributes

Finally, you need to have a good idea of the type of home you have in mind and its location. If you find yourself wavering between houses as you browse through properties on the internet, take a step back. You might have rushed into this process without even knowing what you're looking for in the first place. In addition to the layout of the home, you should know exactly what region you are searching for. For example, if you are looking to move to southern California, you might be interested in homes for sale in Temecula. The big picture is that you don't want to be searching the entirety of real estate in the United States. You want to narrow your search down with as many parameters as possible. Do you research and decide where you can see yourself living long-term. Buying a home is a big commitment and should be treated as such. Once you can picture the home in your mind, you know you are nearly ready to make a purchase.

Renting is Insufficient

Until now, you might have been renting apartments and homes for the entirety of your life. Perhaps something has changed that makes renting no longer sufficient. Maybe you need more space, or you need a reliable home that will last for a decade. No matter your reason, it's definitely a valid one and a sign that you are ready to purchase your first home. In this regard, you need to trust your instincts. Although you can certainly live with rentals, it is inhibiting your lifestyle in some shape or form. When you think about it, your home should be a constant in your life that you don't need to worry about. It should be a place you can return to every evening for a warm meal, a shower and a bed. If you can't rely on your rented apartment any longer, you should seriously consider moving toward a real home purchase.


In conclusion, if you meet all of these check marks, you know you are ready to purchase your first home. It's a very large investment, and you should be completely sure about the commitment. However, once it does work out, your home will be one of the most prized possessions in your life!
