Have A Stress-free Future With Timely Building Approvals For Your Plan

by Adya Basu Real Estate Project Management Consultancy
In a city like Mumbai, there is a growing demand for new building sites and construction projects. The investors are willing to pay a premium for the property to stay in trend with the modern world. However, for any construction(development or redevelopment)  plan, the developers or contractors need to have a set of approvals sanctioned from the municipal authorities of the town.

A structure without approval can be an invitation to penalties or even worse demolition of the property.

What Is Building Plan Approval?

A person undertaking a construction project needs to acquire a set of permissions for the commencement of construction work. The building plan approval process relates to the acquisition of approvals for the construction of buildings. The company has to adhere to the State Municipality Acts and its provisions to make necessary arrangements for the site construction.

The approval process includes the sanctioning of various building plans/ permits from local authorities. The process facilitates quick processing of permissions, technical and site inspection and effective monitoring of file process.

5 Steps In Building Plan Approval Process

Land title and clearance

The company has to get a clear title of the land to ensure that it is clear and marketable. The land title signifies that the ground is free from encumbrances or any dispute in its present status. It is claiming the ownership of the company over the project and the site. A building plan approval cannot be prepared without a title on the file.

For land clearing, there are different zoning laws for different zones that regulate the construction work in India. In case the land is agricultural, it needs to be converted into a non-agriculture land for the use. For the conversion, the permission is obtained from the Urban development department of the state municipal.

Building plan

The company has to submit the plan for approval which is prepared with the utmost precision and needs scrutinizing at its best. It requires building approvals from the local authority that abide by the Building Byelaws, Master plan and Local Body Acts. The company submits the proposed planning with all the required documents with the application form.

The documents involve the graphical representations of the building and how it will look after its construction. The file undergoes scrutiny on various levels of authorities to check the entire plan complies with the building laws and codes.

Layout approval

The company has to get the approval of the layout plan from concerned authorities before commencing the construction work. The plan should be as per approved FAR (Floor Area Ratio) of FSI (Floor Space Index). As the file is processed through various departments which is then sent to the Building Proposal Department. The officials conduct a site inspection according to the scheduled time and date by the company.

The building with an unapproved layout will not be permitted for occupation, if so worked on, penalties will be levied on such unauthorized plans.

Intimation of disapproval

An Intimation of disapproval (IOD) is also known as a building permit in some places. The IOD lists the conditions that are needed to be compiled during different phases of construction. The intimation of disapproval is issued with a list of ‘no-objection certificates’ (NOCs), that are needed to obtain from various departments and authorities.

The final clearance to build will only be given once the company obtains all the NOCs and meets all the IOD conditions at once.

Commencement certificate

The final clearance/permission is the commencement certificate issued from the local department authority. After acquiring this, the company can start the construction process. The company can then lay the foundation stone of the building without any worries.

Conclusion

To acquire all the approvals from the authorities is a time-consuming process. Due to the time factor, companies try to find shortcuts amongst shifting crucial documents or sometimes overlook the process.
