Are You Hiring the Right Charlotte Property Manager?

by Kevin Smith Author

If you’re a landlord in Charlotte and you’re thinking about hiring property management services for your residential property, carefully consider if you’re hiring the right representation. But first, really think hard about whether you need one. It’s a big decision to entrust your real estate to the hands of someone else, mainly since most landlords often handle these duties already. If it becomes too overwhelming, perhaps hiring a property manager might be the way to go.

However, not all property management companies in Charlotte, NC, are equal in how they take care of (or fail to take care of) your property. Do your homework before hiring, researching the companies you’re thinking of employing. You want to be confident you’ve found the most exceptional partner that can provide superior service and care to your property. So, you’ll want to ask them the right questions before committing.

When a Landlord Should Hire Management Service

Hiring a property manager can be expensive, but sometimes the overwhelming tasks of being a landlord require the extra help. And you’ll know the expense will be worth it. If you can afford it, go for it. But ask yourself some questions first. Are you inundated with multiple properties or rental units and all their management tasks? Do you live far away from your property? Is your time limited? Maybe you’re not interested in hands-on management or want to be an employer.

Sometimes managing a property requires creating eye-catching promotions through social media, email blasts, and MLS listings. You’ll have to handle applications, tenant screenings, negotiations of lease terms, rental agreements, rent collections, maintenance requests, reviewing and paying of bills, and maybe even dealing with mortgage payments and affordable housing assistance. These are not aspects to take lightly.

Questions to Ask

Be sure to ask the right questions when shopping around for who to hire to get a better grasp on which company will meet your specific needs.

  • How long have you been business? And are you a member of the National Association of Residential Property Managers?
  • Do you have a clearly defined contract with easy-to-understand fees?
  • How do you handle maintenance and inspections?
  • Are you properly insured?
  • How many properties do you currently manage?
  • Do you use current technology for online applications, collections, and maintenance requests?
  • Who is the main point of contact and how quickly will I receive responses?
  • What’s your renter screening process?
  • How long does it take to fill a vacancy typically?

When you’re looking through property management companies in Charlotte, NC, make sure you’re hiring the right service you need to handle the specific duties you need them to manage.
