Despite the neighbourhood comps that his agent provided to him, the seller insisted that with all of his improvements and repairs, the house was easily worth twice what a similar style was going for in his neighbourhood. You know where this is heading. The seller not only didn’t receive a single offer, but he only had minimal showings, most from curious neighbours who wanted to know why he priced his house so high.

The point is this: when you hire an agent that you trust and who comes highly recommended, you need to feel confident that your real estate listing in Windsor Ontario will be in good hands. Certainly, it is important that you work closely with your agent and mutually agree on the direction you want with your property, but again, the point is not to scare off buyers like the two sellers above did. Once this happens, it’s very hard to get buyers back.

So what happened with the seller who refused to paint the bedrooms? After two months without a single offer, despite heavy traffic, the rooms were painted and the price of the home was lowered. Why? Once a home has been on the market for several months without an offer, buyers think something is wrong with it. If the sellers would have trusted their agent and painted the rooms, it is very likely the home would have sold in that first month. Instead, it took twice the amount of time and at a lower price.

And what about the other seller who insisted upon overpricing his home and making it stand out like a sore thumb from other real estate listings in Windsor Ontario? The house sat on the market for several months before the seller decided to cut his losses. He priced the home at what it should have been in the beginning. The problem is, in those months it sat on the market, he was still making his large mortgage, insurance and utility payments and was unable to buy a smaller home that he wanted.
